DDA proposes group housing and housing for senior citizens

With demand for housing in the national capital on the rise, the Delhi Development Authority (DDA) on Thursday announced a proposal for group housing and housing for senior citizens in the capital through developers.

New Delhi: With demand for housing in the national capital on the rise, the Delhi Development Authority (DDA) on Thursday announced a proposal for group housing and housing for senior citizens in the capital through developers.

"Considering the huge demand for housing in Delhi and also the directions of MOUD to provide one million dwelling units by 2022, group housing through developers had been proposed in the Authority meeting", DDA said in press statement.

As per the proposal, a total of 214.09 hectares land is available at Rohini Sectors 40 and 41 out of which 131.62 hectares have residential land use.

This area is bounded by heavily built up area and prone to encroachments and thus needed to be developed at a fast pace, DDA stated adding that it had been envisaged in the proposal that residential area available be subdivided into modules of approximately 5 hectares each and e-auctioned to the developers to be developed as group housing.

The development of the group housing and housing will be in terms of MPD-2021 norms, wherein inter-alia 15 percent of FAR is for community services personnel/EWS housing.

As per the statement, 50 percent of EWS housing has to be given back to DDA at a rate as determined by CPWD.

DDA also informed of the a second proposal in the same sectors i.e. 40 and 41 where the permit was to construct and operate single room studio apartments for Sr. citizens beyond the age of 60 with participation from developers.

It was proposed that on a land measuring 5 hectares, studio apartments will be constructed through PPP mode wherein DDA’s contribution will by way of land component and the developers will build, operate and maintain the complexes, the press statement said adding that these complexes will have all the facilities such as common kitchen, medical facilities, common rooms, reading rooms, library, offices, gym etc.

These will be allotted to eligible persons on rental basis after which it will be allotted to the next person in the waiting list, as per the DDA statement.

The DDA also extended the penalty relief scheme upto 31.12.2014 under which relief was provided to the allottees and occupants of Delhi Development Authority flats allotted on installments (hire purchase basis) and where the allottees have defaulted in payment of installments.

This scheme of relief in penalty was earlier approved by Authority and was upto 10th September, 2014.

As per this scheme relief of 25 percent in penalty is given to the allottees who clear all their installments due as on the date of application for penalty relief.
